> 10 Questions to Ask Before Buying Your Property

1) What is the MLS (Multiple Listing Service)?
The Multiple Listing Service is the local Association of Realtors computerized list of homes currently for sale in the area. This is an exclusive tool, only available to the members of the local boards of Realtors. The MLS is the primary tool used by Realtors to find homes for their buyers. Realtors search the MLS daily to find potential matches for their buyers, thus when new listings are entered, they are immediately evaluated by thousands of Realtors with prospective buyers, making your house rapidly popular.
The MLS provides the biggest marketing advantage in selling houses. This kind of exposure to buyers is not available anywhere else. You maximize your chances of selling your property more quickly and at a better price when it is listed in the MLS. When your property is in the MLS your property receives the broad coverage of a large number of real estate offices that have access via computer to your home's availability, price and features.

Being listed on the Realtor MLS enables you to take advantage of the power of hundreds of Realtors in your area. That means more exposure for you! Order Now!
2) How will I save $$$ with the EZ-Listing?
Assume you list your property with EZ-Listing and You sell your home. Using a $200,000 home as an example, your EZ-Listing cost would be just $495. Compare a traditional brokerage fee of 6% which would be $12,000. That's a Savings of $11,505!
Now assume that you list your property with EZ-Listing and an Agent sells your home. Using the $200,000 home as our example, your cost would be $6,000 plus the $495 fee, for a total of $6,495. This is calculated as follows: $200,000 X 3% Agent Fee = $6,000 paid at closing and the fee of $495 (paid at time of listing). Compare to a traditional 6% listing, or $12,000, your Savings would be $5,505! Order Now!
3) How will I save $$$ with the Flat Fee and Full Service programs?
You can save a lot of money even when you list with the Flat Fee options: The commission on a $200,000 sale with a $1,995 plus 3% commission rate would be $7,995 ($200,000 X 3% + $1,995 = $7,995). Therefore your Savings would be $4,005 over a traditional 6% listing (6% x $200,000 = $12,000) so Compare the savings ($12,000 - $9,000 = $3,000) and remember - No Up Front Fees!
For those properties in a higher price range, the Listing portion of the commission is capped, $1,995 for the Flat Fee option and $4,995 for the Full Service! The commission on a $600,000 sale with a 4.5% (or Less) commission rate would be $18,000 to Buyer Agent and $4,995 to Michigan Listing.com, compared to a 6% program ($36,000) - that's a Savings of over $13,000!
